Client vs. Customer What's the Difference?
Buying a home is one of the biggest decisions of your life. I'm here to provide information and guidance. In real estate, the term "agency" refers to a legal relationship between a client and a broker, where the broker represents the client's interests in a transaction. This relationship is based on trust and comes with specific duties and responsibilities that the broker owes to the client.
In a buyer agency relationship, your are my client. I exclusively represent you and it’s my responsibility to advocate for your interests and seek the best price available or a price that’s acceptable to you. It is my responsibility to provide fiduciary duties to you, and I'm obligated to complete certain tasks for you over the course of a transaction, such as:

Show you properties that meet your criteria and fall within your budget.

Properly account for any funds you entrust to me.

Negotiate contract terms that are fair and agreeable to you.

Ensure that you receive all required property condition disclosures from the seller.

Ensure that you understand the importance of due diligence, including a professional property inspection.

Review transaction documents with you, clarifying anything that could be confusing, without stepping outside the scope of my license (in other words, I will refer you to seek counsel from an attorney for interpreting any legal consequences or language).

I keep everything you tell me confidential. I owe my undivided loyalty to you.
Without a buyer agency relationship, you are my customer. There are three people on the seller’s team: me, the listing agent, and the seller. I still owe you specific duties that include dealing with you honestly and fairly and properly accounting for any funds you entrust to me. However, I can't advocate for you, which includes negotiating best terms, I am not required to keep anything you tell me confidential, and I can't show you properties that are just outside of your price range because it would not be in the seller’s best interest to negotiate the price down to a lower level.
How do we create a buyer agency relationship? First you must not already be in an agency relationship with another broker. Then we mutually agree to go into an Exclusive Right-to-Represent buyer agency. This is the highest level of representation, whether the broker or the buyer procures a property for the buyer to purchase, the broker gets a commission. We sign a written buyer broker agreement to finalize the relationship.
You may be wondering if there a way to get out of the agreement? I don't want you to feel stressed about signing the agreement. I offer the option to sign the agreement for the first round of home showings, and if you would like to continue the agency relationship after that date, we can extend the period of the agreement using an addendum. I do not charge any fees to end the agreement after the initial showing date. If you have any questions regarding this, please reach out to me.
